    Restoration Considerations

    I arrived at the top of the hill overlooking the Village and looked down. It was a lovely part of the world for sure with the sun shining directly over the village situated in the valley below. I headed down the winding road to the village square and then down again to the house. Got out of the car and stood outside. With again a feeling of trepidation I got out the keys and opened the door and entered. I turned on the lights and then opened every shutter to have a good look around, not this time as the visitor but as the owner. The house had been emptied and most of the reasonable furniture had been removed. There were loads of items scattered around the house including broken furniture, boxes and old carpets. It was cold with the shutters open but I began to get a warm feeling inside. Yes, I had done the right thing I thought. It had potential and yes I could do it.

    WHY?

    I have always had an endless supply of personal drive and feel a need to succeed in whatever I do. Only people who really know me fully understand my determination and will to succeed. I would complete the project and the end result would be wonderful I thought….

    My biggest restraint would be the money. The funds would need to be substantial and extend over a long period of time. I would do most of the work but there are some area’s of DIY that I leave to the experts. I had put much thought into the funding of the project and had this covered, I thought. I would raise funds from another business venture and invest my profits into the property. This in turn would build at a faster rate than if I had placed the money into a bank account. The renovation would not impact my current commitments In the UK.

    Note – Be sure to not underestimate the cost of Restoration. Many a purchaser has pulled out of a project when the funds run dry. As an example: If you pay £50,000 for a property in poor condition and do not wish to tackle many projects yourself then consider needing up to an extra 50% on top of what you have paid. This is a general assumption considered to be true within many publications that I have read. You also need to be able to employ trusted French Artisans to your satisfaction and with insurance if they go wrong. French Artisans are extremely skilled, sometimes costly but have the added benefit of being regulated by the French Government. No cowboys so to speak. They require insurance and must have a Seret number to accompany their registered profession. Who to trust? Again the website below is excellent as it only has Registered French Artisans listed.
